Texas Hill Country Lakeside Community

Listings in Lakehills, TX

Welcome to Lakehills, a lakeside community in the Texas Hill Country set on the shores of Medina Lake and framed by rolling, oak-dotted terrain northwest of San Antonio.

Lakehills is an unincorporated, census-designated community in southeastern Bandera County, Texas, located roughly 40 miles northwest of San Antonio in the rugged terrain of the Texas Hill Country. It stretches along the eastern and southern shorelines of Medina Lake, a reservoir impounded in 1913, and is considered part of the San Antonio metropolitan area. With about 5,300 residents recorded in the 2020 census, Lakehills is the most populous place in Bandera County, surpassing the county seat of Bandera. The area now known as Lakehills was long called Upper Medina Lake. County road improvements begun in the late 1930s were interrupted by World War II, and meaningful development along the lake took hold in the decades that followed. A post office substation established in the early 1960s gave the community its current name, and the population grew steadily from a few hundred in the mid-1970s to several thousand by the turn of the century. Lakehills remains an unincorporated community rather than an incorporated city, which shapes much of its character. Residents tend to own their homes, and the mix of lakefront properties, hillside homes with long Hill Country views, and larger acreage parcels attracts a blend of families, remote and San Antonio-area commuters, and retirees drawn to the quieter pace. Park Road 37 runs through the community and ends at the Bandera County Park at Medina Lake, the social and recreational heart of the area. Life here is oriented around the lake, the outdoors, and the low-density, nature-first character that defines this part of the Hill Country.

About Lakehills

Real Estate & Housing

Lakehills offers a distinctly Hill Country housing landscape rather than a conventional suburban subdivision pattern. Development began along the lakeshore and on the surrounding ridges in the mid-20th century, producing a mix of modest lake cottages, mid-century ranch homes, and newer custom construction on hillside and waterfront lots. Larger parcels and acreage properties are common on the outskirts, appealing to buyers seeking elbow room, hill views, or space for animals and equipment. Because the community is unincorporated, ownership patterns skew heavily toward owner-occupants, and the market character leans rural-suburban rather than dense. Terrain is a defining feature: the area is hilly, with many homes positioned to capture views of Medina Lake or the surrounding oak and cedar-covered slopes. Buyers considering Lakehills typically weigh proximity to the water and the trade-offs of a longer commute against the relative affordability and open space the area provides compared with closer-in San Antonio suburbs.

Neighborhoods

Lifestyle in Lakehills

Daily life in Lakehills revolves around the lake and the outdoors. Medina Lake is the community's centerpiece, drawing residents and weekend visitors for fishing, boating, swimming, and shoreline picnicking. The Bandera County Park at Medina Lake, at the end of Park Road 37, provides day-use access for launching boats and enjoying the water, and it becomes free to enter outside the summer season. The community has a relaxed, small-town feel with a suburban-rural mix, and a notable share of the population is retired. The Lakehills Community Center, located off Park Road 37, serves as a gathering point for local events and activities. Residents who want larger-town amenities head to nearby Bandera, the self-described "Cowboy Capital of the World," or to Boerne and the northwestern edge of San Antonio for shopping, dining, and services. The overall tone is unhurried and nature-centric, suited to people who value open space, water access, and Hill Country scenery over urban convenience.

Schools & Education

Students in Lakehills attend Bandera Independent School District, which serves the eastern half of Bandera County and covers more than 400 square miles. The district also serves the communities of Bandera, Pipe Creek, and Tarpley, operating campuses from its base in the county seat of Bandera. Because Lakehills is unincorporated and spread across a large area, schooling is centralized through the district rather than tied to neighborhood-specific campuses. Families moving to the area generally plan around Bandera ISD attendance boundaries, and the district's rural footprint means school commutes can be longer than in denser suburban districts. For households weighing education options, Bandera ISD is the public school system of record for the Lakehills area.

Getting Around

Lakehills sits roughly 40 miles northwest of downtown San Antonio, with the drive typically taking under an hour via Hill Country roads. Park Road 37 is the main artery through the community, connecting to Texas 16 and other farm-to-market routes that link the area to Bandera, Pipe Creek, and Boerne, which lies about 18 miles to the northeast. Commuters heading into San Antonio generally rely on personal vehicles, as there is no fixed-route transit serving the community; a car-dependent setup is the norm for rural Bandera County. The community's placement within the San Antonio metropolitan statistical area means employment, medical, and air travel hubs in the city are accessible, but the distance makes Lakehills best suited to residents who either work remotely or accept a longer daily drive. San Antonio International Airport is reachable by car for regional and national flights.

Parks & Recreation

Medina Lake is the defining recreational asset of Lakehills. The reservoir covers about 5,400 acres across Bandera and Medina counties and supports fishing for species such as largemouth bass, catfish, and crappie. Bandera County Park at Medina Lake, at the end of Park Road 37, offers swimming, picnicking, boating, and fishing with day-use access. The park is free to enter outside the peak summer window. Beyond the water, the surrounding Hill Country provides hiking and mountain-biking opportunities, including trails near Canyon Park and the Madrone Trail, which offer views over the lake and the limestone hills. The broader Bandera County area is known for its ranching heritage and natural attractions, and residents can reach regional destinations such as Lost Maples State Natural Area for seasonal color and additional trail systems. For many Lakehills residents, recreation is built into the backyard rather than something requiring a special trip.
